THE PROCESS
Before applying for a mortgage in Italy, you must first find
the property you want to purchase. We can only accept a mortgage
application only when the property has been identified and
you are ready to sign the preliminary purchase agreement.
Keep in mind that it is possible to make the purchase agreement
conditional on being able to obtain a mortgage.
The process to obtain a mortgage for non-residents through
MutuiOnline consists of the following steps:
1. Request for quote. Please provide us with your
contact details and preliminary information about the proposed
transaction and we will contact you by phone or e-mail to
confirm feasibility, provide a preliminary quotation and explain
the next steps of the process. Click

2. Application. If you decide to proceed, we will
either send you an application form or put you directly in
contact with the most appropriate lender to deal with your
needs. At this point you will need to collect and submit all
the paperwork required for underwriting analysis, including
property and income documents.
3. Preliminary approval. Based on the analysis of
all the documents, you will receive a preliminary approval
directly from the lender, subject to a property valuation
and notary checks.
4. Property checks. The lender will instruct a surveyor
to appraise the value of the property; the applicant, or somebody
on his behalf, must receive the surveyor and pay him directly.
You will also need to appoint a notary to oversee the transaction
(if needed we may help you in selecting the notary), who will
certify to the bank that the property is free from any charges.
5. Final approval. The lender will confirm that your
application has been accepted and ask you to set a date for
the closing, which will take place in front of the notary.
6. Completion. The purchase deed is signed followed
by the mortgage contract. The lender will deposit the checks
with the notary until when the notary has confirmed that the
legal charge on the property has been registered. If you are
buying from a private individual, under certain conditions,
the funds can be released immediately.
7. Repayment. You will start paying monthly installments
by direct debit or bank transfer. At any time you may repay
the entire mortgage in full or in part, but a pre-payment
penalty may be charged on repaid amount.
